AECOM  is seeking a  Senior Analyst  to support financial analysis related to real estate and urban policy. The selected candidate will join our growing Advisory business line, a team of 400 staff globally comprised of business and policy analysts, economists, commercial strategists, technology architects, sustainability and resilience planners, and human capital and change management practitioners. We integrate strategic consulting with policy and technical expertise to help cities, transit agencies, state and regional governments, and other public entities tackle their most pressing challenges and better serve their constituents.

The Senior Analyst position will support a variety of service areas on our Advisory team with a focus on real estate advisory services. These projects leverage AECOM’s real estate finance, strategy, and transaction experience to help our clients understand local market fundamentals, navigate complex transactions, and use real property to achieve their policy goals.

The ideal candidate is highly comfortable in Excel with experience creating complex cash flow models, including real estate or similar financial pro formas. The position requires strong quantitative thinking, balancing multiple projects and deadlines, and communicating clearly with project stakeholders including project managers, subject matter experts, client representatives, and external stakeholders.

Role

As  Senior Analyst  with AECOM Advisory, your day-to-day role will include the following key functions, in order of priority:

  • Lead quantitative and qualitative analysis for project assignments with supervision, including creating cash flow or other financial models, conducting market analysis, refining and testing inputs, exploring alternative scenarios, and summarizing results.

  • Serve as Task Lead for assigned portions of advisory assignments, including creating report or presentation content, coordinating with relevant staff, and presenting findings to clients.

  • Support the broader Advisory practice and disciplines across AECOM by providing targeted input into project finance and financial modeling, and advising on proposals, project approach, assumptions, and deliverable reviews.

  • Help develop and maintain database of primary analysis resources under the direction of senior staff, including Excel models, report templates, default inputs, and research sources.

  • Development feasibility studies

  • Highest and best use studies

  • Funding and financing strategies

  • Economic development studies

  • Fiscal and economic impact analysis

  • Decarbonization strategies

  • Utility studies

  • Policy studies

  • Master planning

  • Affordable housing studies

  • Office-to-residential conversions

  • Development solicitations (RFQs, RFPs, etc.)

  • Developer proposal evaluations

  • Supportable demand assessments 

Qualifications



Minimum Requirements

  • Bachelor's Degree in Real Estate, Finance, Economics, Business, or Planning or related field +3 years of work experience in real estate development, real estate consulting, financial consulting, or in a related field, or demonstrated equivalency of experience and/or education

Preferred

Qualifications

  • 5+ years' experience preferred

  • Master's Degree in a related field

  • Strong Excel skills including developing cash flow models from scratch to calculate investment feasibility and returns

  • Experience assembling or evaluating financing for real estate or capital projects, including debt, equity, and public funding

  • Experience evaluating investment alternatives and conducting sensitivity for key assumptions

  • Experience specifically in real estate development or underwriting including mixed-use projects

  • Experience developing materials for and presenting to executive audiences

  • Strong research skills and resourcefulness developing assumptions with limited data availability

  • Experience working with the public sector including policy and/or funding programs

  • Strong attention to detail and ability to work independently with minimal supervision

  • Experience navigating and thriving in a multi-disciplinary work environment

  • Effective communication skills including succinct language, structured thinking, and isolating key takeaways/action items
